Simmonds Mortgage Services is owned and run by Andrew Simmonds. He has been a Mortgage Adviser for over 15 years and is committed to offering all clients the best possible customer service experience, as well as individually tailored advice specific to the client’s needs and objectives.

You will be dealing with Andrew or Daniel, throughout the whole process, which means you also know you will get a reply to your email and returned phone call if you are unable to reach him first time. He is passionate about offering the best client journey that meets all their needs and aspirations whether his clients are countrywide or local.

Daniel will do his upmost to visit his clients however most conversation can be done over the phone. He will be with you throughout the whole process with constant updates of the applications progress and rapid response back to you should you have a question or query.

You will need a few documents ahead of your decision in principle application, which is a pre-application, where we guage what the lender may be willing to offer you in terms of loan size.

When it comes to the main application, the documentation required will vary slightly from lender to lender, but we will keep you informed from day one, to prevent any delays to the process.

For your initial meeting we recommend having the following documents ready:

  • Photo ID - such as a passport or driving license
  • Proof of your current address - utility bill etc
  • Three month’s worth of bank statements
  • Proof of income - this will be three-six month’s of payslips if employed and at least 12 month’s worth of accounts and tax calculations, if self-employed
  • A list of your outgoings

 

Each application is different, and there will be many factors that affect how long it takes to get from application to completion, particularly whether you join a chain or other buyers or opt for a new-build or empty home.
