Buying a home and arranging a mortgage in Windsor

Windsor’s riverside setting, Windsor Castle and access to Windsor Great Park are part of its appeal. Your property search also brings practical questions. Are you considering a town-centre flat, an older house or a home with room for a growing family? Each gives you a different set of costs to plan for.

If you commute, check which station works for your journey. Windsor & Eton Riverside connects with London Waterloo. The Paddington route via Windsor & Eton Central involves a change at Slough. Include your regular travel costs when deciding what monthly mortgage payment feels manageable.

The town centre has many listed buildings, including along the High Street and Park Street. If an older home catches your eye, discuss its condition and any planned work with your surveyor and solicitor. For a leasehold flat, check the lease and ongoing charges. We can then consider the mortgage with a clearer picture of the property and your budget.

First time buyer mortgages in Windsor

You do not need to have found a home before speaking to us. We can help you understand your borrowing options, the deposit you may need and the information required for an agreement in principle. Once you find a property, we guide you through the mortgage application and explain what the lender needs.

Our first-time buyer advice covers buyers with different income arrangements. If you earn a higher salary but have a limited deposit or complicated earnings, our high-income first-time buyer service may also be relevant. A high income alone does not determine how much you can borrow.

Moving home in or around Windsor

If you are moving home, we’ll review your existing borrowing and the next purchase together. We can investigate whether your current mortgage deal can move with you, whether you need additional borrowing and how a new mortgage compares. Porting a deal still depends on your lender’s requirements.

    Remortgages in Windsor

A deal ending soon is a good reason to review your mortgage. So is a change in your income, family plans or borrowing needs. Our remortgage advice considers the overall cost of switching, including fees and any early repayment charges, alongside options from your existing lender.

Tell us if you are planning home improvements or want to change your mortgage term. We’ll explain the effect on your payments and longer-term costs before you decide.

Mortgage services for landlords and specialist applications

Buy to let and property investment

Our buy-to-let mortgage advice starts with the property, how you intend to let it and your wider borrowing. We help first-time landlords and those adding to an existing portfolio. The mortgage needs to fit the proposed use of the property, so tell us your plans at the outset.

We also advise on limited company buy-to-let mortgages, HMO mortgages for houses in multiple occupation, multi-unit freehold block mortgages and holiday-let mortgages.

If you want to keep your current home as a rental while buying in Windsor, we can discuss let-to-buy mortgages and consider the two loans together.

When your earnings need more explanation

A standard salary calculation may not reflect how you earn. We can investigate self-employed mortgages for sole traders and company directors, contractor mortgages and foreign income mortgages. We’ll discuss the evidence needed and how different lenders may assess your circumstances.

Our services also include foreign national mortgages where residency or visa status needs consideration, and high-net-worth mortgages for larger or more involved borrowing requirements.

    Credit difficulties and family support

If you have missed payments or been refused a mortgage, explain what happened. Our bad credit mortgage advice can help you understand which factors affect your options. We cannot promise approval, but we can explain what may be possible and whether waiting could be sensible.

We also advise on joint borrower sole proprietor mortgages, where someone supports the borrowing without becoming a property owner. Everyone involved needs to understand their responsibilities.

    Offset and second charge mortgages

An offset mortgage links eligible savings to your mortgage for interest calculations. A second-charge mortgage is a separate loan secured against your property alongside the existing mortgage. We can explain how these arrangements work and consider their costs, risks and alternatives.

    Equity release and retirement mortgages

We provide equity release and lifetime mortgage advice and advice on retirement interest-only mortgages. These involve different repayment arrangements. We’ll discuss your income, plans and the longer-term consequences. Equity release is a long-term commitment, can accumulate interest and may reduce the value of your estate.

    Protection alongside your mortgage

We can discuss insurance and protection to help you plan for the financial effects of illness or death. This includes life assurance, critical illness cover and income protection, together with decreasing term assurance, level term assurance, relevant life assurance and family income benefit. We’ll explain what the cover provides and the conditions and exclusions that apply.

How we have helped clients with difficult mortgage plans

These examples from our wider client work show how we approach more involved applications. The right options for you will depend on your circumstances and the lender’s assessment.

Keeping a home and rental property in retirement

A self-employed couple approaching retirement needed to repay the interest-only mortgage on their home and wanted to keep their rental property. We arranged specialist buy-to-let refinancing alongside a lifetime mortgage, allowing them to retain both properties.

Moving home while converting a property into an HMO

Another client wanted to turn their existing home into an HMO held through a limited company while buying a new home. We considered both applications together and used different lenders for the investment property and residential purchase. The arrangement allowed the client to move and keep the former home as an investment.

    What our mortgage clients say

“He explained every step of the upcoming mortgage application process in detail and was extremely patient with my first time buyer questions.”

    E. Venning, excerpt from a client review published on our website. Read the review and meet our team.

Start with a conversation about your plans

Tell us about the property, your income and what you want to achieve. We’ll explain how we can help, the likely documents needed and any arrangement fee. Your adviser then researches suitable options, explains the recommendation and supports your application if you choose to proceed.

You can ask questions throughout. If a lender needs more information or an issue comes up, we’ll explain what it means for your next step.

    Your Windsor mortgage questions answered

Do you have a mortgage advice office in Windsor?

Our office is at 22b Market Place, Wokingham, Berkshire, RG40 1AP. We serve clients in Windsor and can start your mortgage discussion by phone. If you would prefer a meeting, contact us to arrange an appointment. You do not need to travel to Wokingham to begin exploring your options.

Are you an independent mortgage advisor serving Windsor?

Yes. Simmonds Mortgage Services is an independent mortgage broker. We consider mortgages from a range of lenders and explain our recommendation in relation to your circumstances. Independent advice does not mean that every product from every lender is available through us. We’ll explain the scope of our service and how we are paid.

How much does mortgage advice cost?

Your initial conversation is free. There may be a fee for arranging your mortgage, depending on your circumstances. Our typical arrangement fee is £499, payable once your mortgage offer has been confirmed. For a lifetime mortgage, the typical fee is £799 at the same stage. We’ll confirm your fee before you proceed and explain the other mortgage costs to allow for.

How much deposit do I need to buy in Windsor?

The amount depends on the purchase price and the mortgage available to you. Many standard mortgages require at least a 5 per cent deposit, although you may need more. On an illustrative £400,000 purchase, 5 per cent is £20,000 and 10 per cent is £40,000. This is a calculation, not a Windsor house-price estimate or mortgage offer. You also need to budget for buying costs and keep an allowance for moving.

Can I get advice before I make an offer on a property?

Yes. Speaking to us early can help you understand your borrowing options and what documents a lender may need. We can discuss an agreement in principle before you find a home. This is an indication of possible borrowing, not a final mortgage offer; the lender will still need to assess the full application and property.

When should I start looking at a remortgage?

Contact us several months before your current deal ends so there is time to review your circumstances and compare options. We’ll check the deal end date, any early repayment charge and the timing of a potential new offer. You do not have to change lenders: we can also discuss whether staying with your existing lender could suit you.

What should I consider when buying an older or listed home in Windsor?

Tell us about the property’s age, condition and any work you intend to carry out. Your solicitor should check its legal and planning position, including relevant consents, and a surveyor can advise on condition and repairs. These findings can affect your costs and the information needed for a mortgage. We can investigate lending options, but listed status alone does not determine whether a particular property is acceptable.

Can you help with a leasehold flat near the town centre or stations?

Yes. Bring the lease details and information about service charges, ground rent where applicable and any planned major works. The remaining lease term and the lender’s property requirements need checking. Your solicitor handles the legal review. Allow for ongoing charges as well as your mortgage payment when comparing flats.

What should I check before buying near the Thames?

Ask your solicitor about property searches and any recorded flood history, and investigate suitable buildings insurance. The government’s long-term flood-risk service gives information about an area; it does not predict whether an individual home will flood. Share relevant findings with your mortgage adviser. A riverside address alone does not tell you whether a lender will accept the property.

Can you help if I am self employed or paid through my company?

Yes. We advise sole traders, company directors and contractors. Explain how you are paid and how long you have been working in that way. We may need accounts, tax documents, contracts and bank statements, depending on your circumstances and the lender. We’ll look at how your income can be assessed rather than assume every lender uses the same calculation.

Can I keep my current home and buy in Windsor?

Possibly. If you intend to rent out your existing home, we can discuss let-to-buy and assess the borrowing on both properties. Rental income, your other commitments and the intended letting arrangement all matter. Your current mortgage may need to change, so speak to us before making commitments. Your solicitor or tax adviser can explain the separate tax implications.

Can you help with a holiday let in Windsor?

We offer holiday-let mortgage advice. Tell us how you intend to use the property, including any personal use. A standard residential or buy-to-let mortgage may not permit the proposed arrangement. We can check lending options while you obtain advice on any planning, lease or other restrictions. Windsor’s visitor attractions do not guarantee rental income or mortgage approval.

    Talk through your Windsor mortgage

You do not need to know which mortgage to ask for. Tell us what you are planning, or what has made an application difficult, and we’ll explain where to start.
